    Excluded: working drawings, quantity take-offs, contractor selection.

    The setting-out plan fixes socket positions before tiling starts, which is what prevents duplicated purchases and retrofits later.

What each package covers, and what it does not

Starting prices are quoted per square metre of measured floor area. The final quote follows a measured survey.

Included in the fee

  • Measured survey, setting-out plan and level marks.
  • Layout, plumbing and electrical drawings with socket and switch schedules.
  • Specification sheets for finishes, sanitaryware and fittings.
  • Furniture and lighting plans coordinated with the electrical set.
  • Author supervision visits at four milestones, each followed by a short written report.

Not included

  • Construction and installation works, which licensed contractors carry out.
  • Materials, tiles, joinery, sanitaryware and appliances.
  • Structural calculations and engineering sign-off by third parties.
  • Permits, utility reconnections and waste removal.
  • Loose furniture, textiles and final styling.
